A Foreclosure Commitment is a title commitment issued to facilitate the foreclosure of a deed of trust or mortgage and includes a Title Policy to be issuable within 24 months after the commitment date to the grantee of the Foreclosure Deed or to a bona fide purchaser in a resale of the real property.  The Title Policy is an insurance product.

A Foreclosure Guarantee guarantees a named Assured against loss not exceeding a stated liability limit with respect to all instruments affecting title which are on record in the office of the Clerk & Recorder of the County where the real property is located subsequent to the recording date of the Deed of Trust or Mortgage being foreclosed upon.  The  Foreclosure Guarantee the current condition of title and is not an insurance product.

A Trustee's Sale Guarantee or TSG is the most commonly used guarantee product for foreclosures in many private trustee States.  It guarantees a named Assured against loss not exceeding a stated liability limit with respect to the current condition of title based on all instruments affecting title which are on record in the office of the Clerk & Recorder of the County where the real property is located.

A Litigation Guarantee much like other guarantees is used to identify specific items on title for a litigation matter.
